Auction Deals: Why Unsold Lots Are Gold

Most investors think auction opportunity means bidding in the room. The better opportunity is usually the lot that nobody bid on. A property that failed to sell at auction has just told the entire market, in public, that its owner wants out and the price was wrong — and the days immediately after the hammer are when the most motivated conversations in property happen. That is where we hunt.

What it is, in plain English

Auction properties come to us two ways. In-auction: lots we have analysed before the sale, where the numbers stack at or near the guide. Post-auction: unsold lots, where we approach the seller directly through the auctioneer — often securing a better price than the room would have paid, with more time to do it properly. Sellers who chose auction chose speed and certainty over top price; when the auction fails them, that motivation does not disappear. It sharpens.

Jargon check — guide, reserve, and the two auction types. The guide price is marketing — set low to attract bidders. The reserve is the real number: the confidential minimum the seller will accept, usually within 10% of the guide. In a traditional (unconditional) auction, the hammer is exchange of contracts — you pay a 10% deposit on the day and must complete, typically within 28 days. In the modern method (conditional), you pay a reservation fee (often 4–5%, usually on top of the price) for an exclusivity period, typically 56 days, to arrange finance and complete.

Illustrative figures, not a live deal. The unsold lot delivered a deeper discount than the room would have — without bidding-war psychology, and with proper time for legal review. That is the pattern we exploit, and it is why our sourcing systems track auction results, not just auction catalogues.

What is in it for you

The most motivated sellers in the market. An auction seller has already chosen certainty over price once. A failed auction doubles that motivation.

Speed and finality. Auction-route purchases complete in weeks, with exchange certainty a private treaty sale cannot match.

Transparent history. Guide prices, results and legal packs are public — you can see exactly what the market thought before you offer.

The honest risks. In a traditional auction, the hammer is binding: no survey pending, no cooling off, your 10% deposit at stake if you cannot complete — every piece of due diligence must happen before you bid, at your cost, win or lose. The legal pack can hide expensive problems: title defects, covenants, short leases, seller-loaded fees buried in special conditions — always have a solicitor review it first. Modern method reservation fees are typically non-refundable and often sit on top of the price; factor them into your real cost. Finance falling through after the hammer is the classic auction disaster — have funds or a decision-in-principle arranged before, not after. Do your own due diligence on every lot, every time.

Who it suits

Investors with finance ready and the discipline to walk away when bidding passes their number. Cash and bridging buyers have a structural edge on timescales. If binding same-day commitment is more risk than you want, the post-auction route — where we negotiate directly with more time — offers auction-grade discounts with private-treaty breathing room.

Pre-auction, we analyse lots against sold comparables and send you the ones where the numbers stack at realistic hammer prices, with a maximum bid modelled. Post-auction, we approach unsold lots while motivation is highest. Every pack includes the comps, the full cost stack including fees and any buyer’s premium, and our recommended ceiling — the number above which the deal stops being a deal.
